Best dog breed for a smaller condo.?

I am looking to adopt a puppy/dog. I need something udner 25 lbs or something people will think is under 25 lbs. I would like a dog that doesnt yap alot i know its alot in the training but i do believe it is in the breed also whether they will be very yappy. and its a smaller condo bout the size of a 2 bedroom apartment so i need a dog that will do well in a smaller place. now my grandma lives down the street and she has a huge fence in backyard that i could take it to on a daily basis, but also cant be kept there unless I am there with it. I know this is alot lol but any suggestions? thanks.
